Effective SEO Made Easy | Social Media Sun - imogendsouzaa's ...

Effective SEOThere is a disturbing amount of content floating around on the Internet pitting Social Media against SEO. In the last two months I?ve read a dozen articles, looked over a pair of infographics and joined in a forum debate on which one is a better investment of your time and money.

?

This is one of the problems with the Internet in general. Something that doesn?t have a clear cut answer and involves subjects that aren?t entirely understood by the general public is easily manipulated for post fodder by bloggers who are running dry on inspiration. After one person entertains the idea it spreads through the blogosphere quickly, and before long something as inconsequential as SEO vs. Social Media becomes an important issue for popular bloggers who often feel a pressure similar to a political candidate to make the right choice.

?

There are lots of good reasons to gauge the effectiveness of social media and SEO, but they?re two different animals, and both of them are essential to the Internet biosphere. If you run business online there is no excuse for not instituting both a social media and SEO campaign. If your business is primarily online you are going to want to explore every possible avenue on the Internet for growing that business. If your business is primarily physical, your existing customers and the population in your area who are already familiar with your brand make both SEO and social media two of the most cost effective funnels for leads and interaction available.

?

Content Marketing

Both SEO and social media are spokes that should be built around a hub made up of content marketing. Creating the content is the biggest investment you will make in online marketing. Over time it will outpace web development and most advertising budgets, and it forms the basis of all the most successful long term marketing campaigns. One facet of online marketing that all consultants agree on is that you should own your content ? you need to maintain a blog or website that can act as an archive and base of operations.

?

Your social media campaign will likely develop organically so most of the complexities will never be addressed in a strategy. You?ll want to keep all your followers engaged and supply your feeds with intriguing content; and there are several good reasons to curate content from others. A goal of every long-term social campaign that includes curated content should be to produce content that is higher quality and travels farther than the content they share from others. Having control over the presentation, the shell and the language lets you drive actions and create connections. It just wouldn?t be right for a soda company to share tons of content from other soda companies with their fans and never produce any content themselves.

?

Sharing your self-hosted content through social channels is almost an afterthought. You can even automate that process, so there is no need to invest time and money in social media as it pertains to sharing the content from your blog. Most of your resources will be used to address responses and to innovate when it comes what type of content you create for your blog.

?

Believe None of What You Read, but All of What Works for You

There are hundreds of articles published every day regarding link building, the latest Google algorithm changes and predictions about the future of search and best practices. What most people don?t tell you is that relevance and your on-site SEO matters more to Google than how, who from or why you got backlinks. Relevance is the key, and even though Google looked to metrics such as backlinks and keywords in anchor text in the past, the technology associated with discerning content relevance has outpaced even the most progressive aspects of web development.

?

Remember that most of the information related to SEO is highly speculative. Google doesn?t mind giving hints and loose guidelines, but they?ve never published the algorithm. Their advice is also based on what?how they would like you?to optimize your site so that their results work better rather than based on how to?increase?the traffic your website receives through organic search.?I have based my findings on repeated research and testing. Social Media Sun itself has grown to derive the majority of its traffic from search engines, and we?ve only been online for three months. Our Google Page Rank was 0 until a week ago, which proves that page rank, backlinks and domain age takes a serious back seat to relevance.

?

?

Keyword Density

Keyword Density Effects on SERPs

2 percent keyword density appears optimal, and keyword densities over 5 percent dramatically affect your search rankings.

?

Keyword Density is a highly debated topic in search optimization. After the latest round of algorithm updates most experts agree that a keyword density of 1-2 percent is adequate, with 4 percent of the language in an article compromising synonymous terms (i.e. an article titled ?How to Potty Train Your Kid? will be full of words like toilet, teaching, and children; terms that are synonymous with your key-phrase). To combat keyword stuffing and other loop holes in search ranking Google has become more vigilant in sandboxing content for unnaturally high keyword densities. After several controlled tests performed over a period of 2 months with 3 separate domains and related keywords I?ve found that densities anywhere between 4 percent and 7 percent can both register on search, and be excluded altogether for terms that classified as mildly competitive (medium) by Google. I suspect that synonymous language, article length and topic scarcity all play into the algorithm?s decision to exclude articles for keyword stuffing. (Study completed during January 15-April 15 2012)

?

SEO Professionals are as Useful as Dirt Cleaners

I verified that even after two weeks online we were ranking right below the social networks that our articles were based on for several popular search terms. It?s not something SEOs want to admit ? why would you hire someone to do a link building strategy and optimize your code if all it takes are relevant posts?

?

There are instances when an SEO professional is needed. When you?re constructing taxonomy for an application that will create pages, when you?re setting up your blog for the first time, and when you?ve taken over a website that has high profit potential, but was run by people who had no idea what they were doing are good examples. The problem is that most SEO professionals just want to make your site rank better for keywords that it should already be optimized for. Anyone can improve incoming visits from search, they just have to adequately target long-tailed keywords; and that is what most SEOs will do to show some results and get paid.

?

Backlink strategies are most important when the relevance of two pages are hard to gauge. This only happens when the key-phrases are extremely competitive. Backlinks alone will hardly ever increase your rank ? the sites in front of you are often considered more authoritative, and generate backlinks faster organically than a whole army of mechanical turks could for your website.

?

What is Page Rank Good For?

Many bloggers use Google Page Rank to gauge the Authority of a given website. Page Rank and Authority used to be very important metrics in the search algorithm, but with Latent Semantic Indexing search engines have been able to more accurately decipher relevance. Google has said that Page Rank has nothing to do with your ranking in SERPs, and generally that is true. Authority has been demoted in the algorithm, and Page Rank now is used primarily for crawlers to know how often to crawl your website. If your website publishes very often and has highly dynamic content it will have a high page-rank and will be crawled more often than blogs that are hardly ever updated. Since it is also associated with authority, websites that are considered trustworthy sources of breaking news are ranked higher than websites that have a similar publishing schedule. After 3 months of publishing 5 articles each week ? 1 every weekday ? Google assigned a Page Rank of 4 to Social Media Sun. Domain age, backlinks and several other factors play into calculating Google Page Rank, but since the SERPs are ranked primarily due to relevance, Page Rank is an increasingly irrelevant metric.

?

How Social Media Sun Has Excelled with SEO

I?ve been regarded as one of the most exclusive and knowledgeable SEO bloggers for some time now. I have studied it in depth, written case studies, worked on large projects and read a ton of content. I hate to admit that roughly 90 percent of the SEO strategy associated with Social Media Sun can be summed up in a few simple rules, and is often ignored by SEO bloggers who would rather show off a new technique they?ve developed in regards to backlinks.

?

We accept articles from guests who often choose the topics themselves. Our own staff writes an article apiece weekly, and we cover subjects that we feel are important for everyone to become familiar with. There is absolutely no SEO strategy involved in writing the articles. You should be concerned with producing a comprehensive and accurate piece of content for your readers; SEO can wait.

?

The Process

Before editing each article I do a cursory search for keywords with Google Ad Words Keyword Tool. This usually means searching the platform name and the subject matter, as well as trying a possible title or two. I?ll go through the results and note the highest ranking search terms. Sometimes the title given to the article by the author is a highly trafficked search term and there is no need to change it. Sometimes there are phrases with relatively outstanding search stats that have little competition and can be applied relevantly to the article we already have.

?

Find a popular and relevant phrase and work it in as a title. It is best to make the terms appear first in the title; you can use a sub headline separated by a colon to add context to the title. You also want to re-write the first paragraph, or merely alter it so the key-phrase appears in the first sentence. Go through the article and alter the synonyms wherever possible so that your key-phrase achieves a decent density. You don?t want to overdo it, but if you originally wrote the article about ?editing photographs? and you decide to title the article ?editing images?, you?ll want to change the word photograph to image in the majority of instances.

?

Now that you have a highly trafficked key-phrase as the first words in your title, you?ve mentioned it quickly in your first sentence / paragraph and you?ve made sure that the article agrees with your choices, you?ll also want to change the URL of your article so it ONLY includes your key-phrase. For example the title of this article is ?Effective SEO Made Easy?, and the hyperlink is entered as effective-seo-made-easy (Note: I did not optimize this post for search).

?

The Results

A good example of how to use relevance in an on-site SEO strategy to optimize your site for search is an article written by Candace Mountain that?we published earlier this year, ?What is Pinterest?? By editing the articles as you publish all the changes are made at the same time you?re revising each article for grammar and spelling. There is no extra work needed for SEO and the articles you?re publishing anyway for your content marketing strategy become your SEO strategy as well. The article Candace submitted was originally called ?A Beginner?s Guide to Pinterest?, but since my cursory search showed that an alternate title could do very well on Google I changed the title and spent a few minutes going over the content.

?

Google Search Results for What is Pinterest

Social Media Sun's Pinterest article ranks right below the Pinterest website itself and content that is denoted as fresh by Google (the article with a date). After the dated article has been listed for a few weeks it will fall behind the Social Media Sun article. Notice how the keywords are bold in the excerpt, which stresses the importance of mentioning your keywords early in your post.

?

You should never entirely re-write an article or alter the meaning of an article just to satisfy a popular key-phrase. Since there are lots of people searching for the term, there is going to be a piece of content that fits the search perfectly. If a specific piece of content misses the underlying topic then add the popular key-phrase to a list and keep it in mind for an article topic or a future title.

  • Always fill in the description and ALT tags for images you include in your content. An effective way to add another route to your article is by naming the picture after your article, and filling in the descriptive tags accordingly.
  • Use the categories and tags to your advantage. Include all of your keywords as tags and if possible as a category.
  • When you first install your blog set up the post URLs so they are taken from the title of your posts, and don?t include things like dates and extra taxonomy.
  • It is best to make sure your domain name is relevant to much of your content. An article about Social Media Marketing will do better on Social Media Sun than it would on AdamJustice.me because of the relevance in the domain.
  • Set up your blog to pull meta data such as tags, a description and page title from the data entered in your title, tags and category fields.
  • Always make your key-phrase the very first words in your title, and the only words in your URL.
  • Always re-enforce your topic by including the key-phrase immediately in the beginning of your article.
  • Do all of these things during the editing and publishing process to limit the time you spend on optimization.

?

With this strategy Social Media Sun has went from driving most traffic through social media shares to getting most traffic passively from organic search. Our traffic from Google increased by 624 percent from the month of March 2012 to?May 2012. Since search traffic?will likely grow?at a consistent rate as long as we publish on the same schedule, Social Media Sun could be getting?over 20,000 visits come from Google by our first anniversary in?February 2013.?

?

Without SEO the only content doing its job is your latest post. Do you really want to spend that much time or money producing content only to have it draw a few hundred visitors for a week and then never create another lead again? Other sites don?t waste their content marketing investment that way, and with these simple tips you won?t either.

?

March 2012 Traffic Sources for SMS

During our first month online, March 2012, most of Social Media Sun's traffic came from Twitter and other Social Media referrals.During the month of May organic search became our primary source of traffic, only 2 months after going online and before we improved our Page Rank above 0. By only making minor edits to our articles in the name of on site SEO we saw an increase of 624 percent in organic search traffic.

?

May 2012 Traffic Sources for SMS

During the month of May organic search became our primary source of traffic, only 2 months after going online and before we improved our Page Rank above 0.

?

There?s No Excuse for Not Optimizing

What is great about this strategy is that it is not only the least labor intensive form of SEO, it?s also the most effective. When you create quality content that is optimized on-site Google will rank you highly; end of story. If you are worried about getting backlinks and creating a web of routes to your website, don?t worry. Readers who are researching similar topics on Google will cite your articles, and often share them on their social networks long after you publish them. A piece of content that is high quality and does well in search will be attracting backlinks long after a post with a title that is primarily written to draw attention on social networks falls into Internet oblivion.

?

It may take an extra 15 minutes per post to draw in thousands of visitors every month from on-site SEO. Since it requires so little time compared to what you?re spending in other areas, there is no excuse not to do it. All it takes is Google Ad Words Keyword Search and some common sense.

Most Common Type of Skin Cancer | BCC, SCC and Melanoma | All ...

If you ask about the most common type of skin cancer, There are several different kinds of skin cancers, distinguished by the types of cells affected. Skin cancers are divided into:

  • Melanoma (?malignant melanoma?). This type of skin cancer develops from melanocytes.
  • Non-melanoma. These are divided into:

-????????? Basal cell carcinoma (BCC) ? skin cancer which develops from basal cells. This is also sometimes called a rodent ulcer.

-????????? Squamous cell carcinoma (SCC) ? skin cancer which develops from keratinocytes.

-????????? Other ? other types of skin cancer, which are rare.

?

1. BASAL CELL CARCINOMA (BCC)

basal cell carcinoma

It is the most common and curable type of skin cancer as well as the one that spreads the least. It?s developing in more than one million people each year in the United States. It appears a pearly looking bump on the face, ears, or neck area. In some cases, it causes a flat lesion that looks like a scar on the chest or back area. Its characteristics are shiny translucent or pearly nodule, a sore that does not heal, a pink slightly elevated growth, reddish irritated patches of skin, or a waxy scar. While these tumors very rarely spread to other parts of the body, early diagnosis and treatment is necessary to prevent extensive damage to surrounding tissue.

?

?

2. SQUAMOUS CELL CARCINOMA (SCC)

Squamous cell carcinoma

It is the second most common skin cancer, affects the squamous skin cells, which are present in the upper layers of the skin. It is less common that BCC, with about 200,000 cases reported each year in the United States. It begins when the squamous cells of the epidermis start to grow in a rapid and uncontrollable way which ultimately leads to the development of a cancerous tumour. Squamous cell carcinoma may appear as a crusted or scaly area of skin with a red inflamed base that resembles a growing tumor, non-healing ulcer or crusted-over patch of skin. While it usually appears on areas of the body that are exposed to the sun, it can develop anywhere, including the inside of the mouth and the genitalia. The causes of SCC include those that cause BCC, as well as frequent tanning bed use, a weakened immune system and genetic predisposition. SCC requires early treatment to prevent it from spreading to other areas of the body.

?

3. MELANOMA

Melanoma

It is commonly called the malignant melanoma, is the most dangerous type of skin cancer, and it causes the most deaths. It can show up on any part of the body and often appears on either normal skin or in a mole that develops into a malignancy. It is most commonly seen on the trunk, head and neck region in men. Melanoma occurs within the melanocytes, the pigment-producing cells of the skin. Factors involved in the risk assessment of developing melanoma include exposure to the sun, skin type, the extent to which moles are present and family history. This tumor has a large, brown mole like appearance and can appear on your arms, back, leg or face. Although it resembles a mole there are subtle differences, Malignant melanomas are often a different color to normal moles and they are often larger and more uneven.

The science of why you love coffee ? Living ? Bangor Daily News ...

A generation ago, most Americans recognized two kinds of coffee: regular and decaf. Now we?re concerned about every last detail ? from the beans? country of origin and whether they are organic, have been shade-grown and traded fairly to the degree of roasting and how much pressure was applied during brewing. Yet for all of this connoisseurism, how much do we understand about the science of coffee?

Get ready to know your joe.

?Coffee?s main attributes are bitterness, acidity and body, also known as mouth-feel,? according to Ronald Pegg, a food science professor at the University of Georgia who teaches an introductory course on coffee. ?The key is to get these three attributes in balance.?

As coffee makes its way from tree to mug, producers must keep this balance in mind. It?s not an easy task, because coffee contains more than 1,000 chemical compounds, according to research by Thomas Hofmann of the Technical University of Munich and Oliver Frank of the University of Muenster.

Consider the first element, the bean. There are 70 species of coffee, but two dominate the market: coffea arabica, the more common variety native to Ethiopia, and coffea canephora, also known as coffea robusta, a more disease-resistant plant. Arabica is almost universally acknowledged as the superior variety, although blends often contain robusta because it?s cheaper and adds a strong bitterness that some coffee drinkers enjoy in small doses.

There are several chemical differences between the two varieties. Arabica has 60 percent more fat than robusta ? and taste-testers typically favor coffee made from beans with more fat. Fat also helps during the production process because it creates a more even roast. Arabica beans also have a higher concentration of sugar.

To understand why a sugary bean makes a better brew, we have to consider roasting.

Freshly picked coffee beans have virtually no flavor. Roasting is what makes coffee palatable. The roasting process triggers a long list of chemical reactions. One is caramelization, the breaking-down of sugar, which contributes to coffee?s brown color. Roasting also creates compounds that contribute to coffee?s unique flavor and aroma, including diacetyl, which adds a butterscotch flavor, and furans, which contribute a nutlike taste.

Roasting also generates what are known as Maillard reactions. Named after the French chemist Louis Camille Maillard, these complex reactions occur when heat is applied to amino acids in the presence of sugars. Like caramelization, they are responsible for browning and for the production of hundreds of chemicals that, in combination, give unique flavors to cooked meats, baked breads, dark beers, toast and coffee. Since arabica beans have about twice as much sugar as the robusta variety, the roasting process generates a fuller and more complex variety of Maillard reactions in them than it does in robusta, making for a more interesting taste in the coffee.

Roasting is a touchy business, though. High heat can also overproduce bitter compounds and ruin the drink. For many years, food scientists believed that caffeine was the main source of bitterness in coffee. While it?s true that pure caffeine has a bitter flavor, it?s present in such low proportions in an average cup of coffee that it contributes only a small amount of flavor.

In fact, coffee bitterness is attributable to a family of chemicals known as chlorogenic acids, which are also present in tea, peaches and prunes. Chlorogenic acids aren?t bitter themselves, but, when roasted, they transform into two related chemicals ? lactones and phenylindanes. Lactones give a pleasant, soft bitterness. Phenylindanes are more powerful and harsh, and are present in higher concentration in dark roasts.

Getting the roast right is still more art than science. Expert coffee roasters must constantly pull sample beans out from the heat to check the color and aroma. These markers are actually proxies for the concentration of lactones and phenylindanes. Food scientists are working on ways to make the process more scientific. One day, perhaps, instead of asking your barista for medium roast or dark roast, you?ll ask for a precise balance of lactones and phenylindanes. (And you thought coffee orders couldn?t get any more complicated.)

Just as there is science to bean selection and roasting, there?s also a little bit of science in brewing and drinking coffee.

How much of the coffee ends up in the cup depends on the brewing method chosen. Percolators and drip machines are extremely inefficient at transferring chemicals from bean to beverage. The final result is only about 1.3 percent coffee; the rest is water. That?s okay if you like a coffee with mild flavor and body, but many find that extraction rate rather weak. French-press (or plunger pot) coffee is similarly mild, but it is high in oil content, providing a body that some drinkers prefer. (French-press enthusiasts should be advised that those oils may elevate cholesterol levels.) On the other end of the spectrum are espresso machines, which force the coffee compounds into the water. Espresso is more than 5 percent coffee bean. These differences affect not only flavor but also the perception of body and mouth-feel.

No matter which brewing method you select, drink your joe immediately. As hot coffee sits, those lactones break down into acids. The pH of brewed coffee can drop 15 percent in an hour or so, throwing off the acidity-bitterness-body balance so crucial to a good cup of coffee.

New study finds earliest evidence yet of differential access to land

Hereditary inequality began over 7,000 years ago in the early Neolithic era, with new evidence showing that farmers buried with tools had access to better land than those buried without.

The research, carried out by archaeologists from the Universities of Bristol, Cardiff and Oxford, is published in PNAS today [28 May].

By studying more than 300 human skeletons from sites across central Europe, Professor Alex Bentley and an international team of colleagues funded by the Arts and Humanities Research Council uncovered evidence of differential land access among the first Neolithic farmers the earliest such evidence yet found.

Strontium isotope analysis of the skeletons, which provides indications of place of origin, indicated that men buried with distinctive Neolithic stone adzes (tools used for smoothing or carving wood) had less variable isotope signatures than men buried without adzes. This suggests those buried with adzes had access to closer and probably better land than those buried without.

Professor Bentley, Professor of Archaeology and Anthropology at the University of Bristol, said: "The men buried with adzes appear to have lived on food grown in areas of loess, the fertile and productive soil favoured by early farmers. This indicates they had consistent access to preferred farming areas."

The strontium isotope analysis also revealed that early Neolithic women were more likely than men to have originated from areas outside those where their bodies were found. This is a strong indication of patrilocality, a male-centred kinship system where females move to reside in the location of the males when they marry.

This new evidence from the skeletons is consistent with other archaeological, genetic, anthropological and even linguistic evidence for patrilocality in Neolithic Europe. The results have implications for genetic modelling of how human populations expanded in the Neolithic, for which sex-biased mobility patterns and status differences are increasing seen as crucial.

Professor Bentley said: "Our results, along with archaeobotanical studies that indicate the earliest farmers of Neolithic Germany had a system of land tenure, suggest that the origins of differential access to land can be traced back to an early part of the Neolithic era, rather than only to later prehistory when inequality and intergenerational wealth transfers are more clearly evidenced in burials and material culture.

"It seems the Neolithic era introduced heritable property (land and livestock) into Europe and that wealth inequality got underway when this happened. After that, of course, there was no looking back: through the Bronze Age, Iron Age and Industrial era wealth inequality increased but the 'seeds' of inequality were sown way back in the Neolithic."

Engineered microvessels provide a 3-D test bed for human diseases

ScienceDaily (May 28, 2012) ? Mice and monkeys don't develop diseases in the same way that humans do. Nevertheless, after medical researchers have studied human cells in a Petri dish, they have little choice but to move on to study mice and primates.

University of Washington bioengineers have developed the first structure to grow small human blood vessels, creating a 3-D test bed that offers a better way to study disease, test drugs and perhaps someday grow human tissues for transplant.

The findings are published this week in the Proceedings of the National Academy of Sciences.

"In clinical research you just draw a blood sample," said first author Ying Zheng, a UW research assistant professor of bioengineering. "But with this, we can really dissect what happens at the interface between the blood and the tissue. We can start to look at how these diseases start to progress and develop efficient therapies."

Zheng first built the structure out of the body's most abundant protein, collagen, while working as a postdoctoral researcher at Cornell University. She created tiny channels and injected this honeycomb with human endothelial cells, which line human blood vessels.

During a period of two weeks, the endothelial cells grew throughout the structure and formed tubes through the mold's rectangular channels, just as they do in the human body.

When brain cells were injected into the surrounding gel, the cells released chemicals that prompted the engineered vessels to sprout new branches, extending the network. A similar system could supply blood to engineered tissue before transplant into the body.

After joining the UW last year, Zheng collaborated with the Puget Sound Blood Center to see how this research platform would work to transport real blood.

The engineered vessels could transport human blood smoothly, even around corners. And when treated with an inflammatory compound the vessels developed clots, similar to what real vessels do when they become inflamed.

The system also shows promise as a model for tumor progression. Cancer begins as a hard tumor but secretes chemicals that cause nearby vessels to bulge and then sprout. Eventually tumor cells use these blood vessels to penetrate the bloodstream and colonize new parts of the body.

When the researchers added to their system a signaling protein for vessel growth that's overabundant in cancer and other diseases, new blood vessels sprouted from the originals. These new vessels were leaky, just as they are in human cancers.

"With this system we can dissect out each component or we can put them together to look at a complex problem. That's a nice thing -- we can isolate the biophysical, biochemical or cellular components. How do endothelial cells respond to blood flow or to different chemicals, how do the endothelial cells interact with their surroundings, and how do these interactions affect the vessels' barrier function? We have a lot of degrees of freedom," Zheng said.

The system could also be used to study malaria, which becomes fatal when diseased blood cells stick to the vessel walls and block small openings, cutting off blood supply to the brain, placenta or other vital organs.

"I think this is a tremendous system for studying how blood clots form on vessels walls, how the vessel responds to shear stress and other mechanical and chemical factors, and for studying the many diseases that affect small blood vessels," said co-author Dr. Jos? L?pez, a professor of biochemistry and hematology at UW Medicine and chief scientific officer at the Puget Sound Blood Center.

Future work will use the system to further explore blood vessel interactions that involve inflammation and clotting. Zheng is also pursuing tissue engineering as a member of the UW's Center for Cardiovascular Biology and the Institute for Stem Cell and Regenerative Medicine.

Other co-authors are UW physics senior Samuel Totorica; Abraham Stroock, Michael Craven, Nak Won Choi, Michael Craven, Anthony Diaz-Santana and Claudia Fischbach at Cornell; Junmei Chen at the Puget Sound Blood Center; and Barbara Hempstead at Weill Cornell Medical College.

The research was funded by the National Institutes of Health, the American Heart Association, the Human Frontier Science Program and Cornell University. ###

(AP) ? Republican presidential candidate Mitt Romney is promising to maintain an American military "with no comparable power anywhere in the world."

The presumptive Republican presidential nominee faced a San Diego crowd estimated at 5,000 on Monday in what was billed as a Memorial Day service, not a campaign rally. But he drew clear contrasts with President Barack Obama.

Romney is warning against shrinking America's military in Europe's image. He says America must have the world's strongest military to win wars and to prevent them.

Romney was joined by Arizona Sen. John McCain, a Vietnam veteran who says Romney is "fully qualified" to be the nation's commander in chief.

Obama paid tribute to veterans in the Washington area Monday.

A new Gallup poll shows veterans prefer Romney over the president.

Hiring An Experienced Real Estate Agent Is Essential When Buying A

If you plan to purchase a house that has a nice view, don?t base your purchase solely on that fact. While the view may be amazing to you and worth the extra money, it may not be to a prospective buyer if you decide to sell. Therefore, you can buy the house with the view, just make sure you don?t overpay for it.

Buy your dream house. Many investors say not to sell your home and buy something larger, while others disagree. You might want to buy your dream home now, housing prices will probably go up from here.

Be moderate in your real estate negotiations. The worst thing to do is be aggressive with the price. Simply state your preferences and then let the lawyer and the Realtor handle the negotiations as their job descriptions require!

Ask your real estate agent how long she has lived in town when you are interviewing her to represent you. If an agent has recently moved to the area, they will not be as familiar with details such as community restrictions, roads and neighborhoods as a long-time resident. Ideally, you should select an agent that has been a resident of the area for a minimum of ten years.

If you are purchasing real estate and require the services of an agent, it is important to make certain that the agent you hire has a good reputation. You can get more information online and from the BBB (Better Business Bureau). The most reliable references that you can get will be from co-workers, family members and friends.

So you are in the market for a new home, but before you begin you need to locate a real estate agent that is qualified. Someone who is trustworthy is most preferable. An agent that has achieved success in the past will be a great choice. Remember, it is important that you take the time to research and select an agent who will put your needs before his commission check.

You most likely will want to work with an attorney that is familiar with foreclosures if that is the type of property you are looking to purchase. You are going to want to have legal representation just in case there are any issues that occur during a foreclosure acquisition. In the end, this could pay for itself and save you a lot of headaches.

Buying insurance for your new home should be the first thing you do after purchasing the property, even before you move your family and belongings in. Doing it later might mean that your insurance coverage will not begin until after an unfortunate occurrence takes place, and you know how surprising and uncooperative Mother Nature loves to be.

A buyer?s checklist will help you understand the real estate buying process, and these forms can be acquired from your Realtor. Realtors usually have a list that you can go over to ensure that you take care of all necessary things when you are looking for a home and trying to finalize the mortgage. This checklist will help make sure that everything that needs to be taken care of is accomplished in time for settlement.

Get a professional to look at the building you want to buy. Hiring a professional is important, regardless of cost. If you have a friend or family member perform an inspection, they may miss something, requiring you to take an expensive fall.

Always take the time to review your options before buying anything. Finding the perfect property for your needs can take time.

Sellers often prefer to deal with people who have been pre-approved for a specified mortgage amount because it lets them know that you are a serious buyer with genuine ability to purchase the property. Holding off on a mortgage approval lengthens any buying process and extending that can grow expensive.

You should have the least possible down payment that is required by your mortgage company. If you don?t, you could wind up paying for private mortgage insurance, also known as PMI. This is an extra fee that could possibly add a substantial amount to your monthly mortgage payment to give the bank confidence that you can make the payments on your home.

Prioritize what you really want when negotiating a deal in real estate. Look at all of the variables in the deal and determine what you hope to achieve with each. Make sure you stick to the important issues during negotiations. Keep in mind that you can?t get everything through negotiation, some things will require flexibility.

Buy a warranty for your home. Anytime you purchase a new or older home, ask the builder or previous owner for a warranty. Reputable builders shouldn?t balk at warranting a new home for a little while. When purchasing a previously owned home, be sure to get a warranty for a year.

To get the best deal on real estate, do some repair and remodeling work. As you work on the home, the property value will increase and therefore, you will see the benefits of your investment immediately. In some cases, the increase in property value is greater than the amount of money that you invested into the work.

The appraiser that you choose for your real estate should always have a lot of experience; five years at the least. Don?t ask a real estate agent to refer an appraiser to you or accept a recommendation from your real estate agent. Real estate agents use their own appraisers to determine how much a house is worth when selling it to buyers. So their appraiser may not be able to give you an objective opinion about the value of a house you are considering buying. Ensure that your appraiser is properly licensed and certified.

Buying and investing in real estate is a huge purchasing decision that will have a dramatic impact on your life. This article?s tips and advice will enable you to make the right real estate decisions.

How social media interaction is essential for online business ...

Market analysis giant Nielsen?s social media report for 2011 reveals that Americans spend more time on Facebook than on any other website. A large number of them are bound to be online shoppers, with better e-commerce infrastructures clearly soothing trust issues of the past. In such a scenario it?s a no-brainer that online businesses hoping to reach out to more of their customers would do well to join Facebook, or its fast-growing rival, Twitter. Especially when today?s marketing scenario is as competitive as a flea market on a Sunday.

But that?s not the case

It appears that most businesses are afraid to try the new social media phenomena or don?t have the time for it. At most, entrepreneurs join LinkedIn, as it seems more ?corporate? than Facebook or Twitter, which brings us to what appears to be the root cause of this apathy towards social media. Most business owners don?t know enough about it, and what a rich treasure trove of new contacts (and potential customers) it can be.

Social Media Boosts Outreach

Social media is not only about becoming a part of a cutting-edge trend. In some ways it?s a more effective way to reach out to a greater number of people than its face-to-face counterpart at trade shows. Think about it ? the internet?s ability to make or break reputations with a single ?tweet? or a ?like? is a rich mine to explore for those starting out with their new ventures. If you have strong products to back you, all you need is an online advocate for them to create what is known as a ?buzz?, and some of your online ?friends? will be happy to do that for you. You just need them to trust you enough.

Social Media Builds Credibility

The one thing that social media will give you more than any newsletters is a platform to show your authentic selves to your potential customers. There?s nothing like credibility to get people on your side, and your potential customers want to know more about the real face behind the press releases and the corporate website. Have your employees interact with your ?friends? and show that there are real people behind the products that they are using. Post relevant and regular content through your account; for it to be interesting, make it varied. But ensure that your ?voice? is honest and consistent. Savvy web users are quick to spot lack of authenticity.

That being said, some business owners that have their own Twitter account or Facebook account often find it difficult to decide what their ?voice? should be, how much information they can reveal without putting their company at risk and so on. The trick is to find a balanced voice, and make that work for you. Once you?ve found it, you?re bound to see the positive effect on your ROI.

Don?t Be Overwhelmed

Everything has its flipside, and social media?s weakness is that too much of it can be too overwhelming if you don?t know where to stop, which is probably why people don?t like to use it for work. It?s always good to know one?s limitations, however one will never know about these limitations unless they try something new, will they? And the best part is social media is inexpensive and ready at your fingertips!

Etan Patz case: NJ man charged with murder

A former bodega stock clerk has been arrested for allegedly kidnapping and killing 6-year-old Etan Patz in New York City in 1979. WNBC-TV's Jonathan Dienst reports.

By Jonathan Dienst and Shimon Prokupecz, NBCNewYork.com

A former bodega stock clerk arrested for allegedly luring 6-year-old Etan Patz off a SoHo street?three decades ago and strangling him in a basement has been placed on suicide watch, NBCNewYork.com has learned.

Pedro Hernandez, 51, was taken to Bellevue Friday, a source familiar with the case said. He had been set to be arraigned after police announced his arrest in the 1979 missing child case that has mystified New York City for decades.

A hospital bedside arraignment was expected sometime Friday.

Hernandez is in isolation and receiving a medical evaluation at the hospital. Another source told NBC 4 New York that this evaluation is precautionary and that such extra steps in a case like this are often routine.

Relatives have said Hernandez has a history of some mental issues. His court-appointed lawyer, Harvey Fishbein, declined to comment Friday, saying he hadn't met with his client yet.

Patz vanished on his way to a school bus stop 33 years ago Friday. The case drew international attention and changed the way parents felt about letting their young children go off alone.

For more, visit NBCNewYork.com

Police said Hernandez had admitted to luring Patz into a bodega where he worked, near the boy's house, and choking him to death in the basement. ? ?

Police Commissioner Ray Kelly said police focused on Hernandez, who now lives in Maple?Shade, N.J., after the Missing Persons Squad received a tip from someone who remembered Hernandez speaking of having killed a child.

"In the years following Etan's disappearance, Hernandez had told a family member, and others, that he had 'done a bad thing' and killed a child in New York," Kelly said.

Based on that information, police went to question Hernandez.

Kelly said Hernandez, who worked at the bodega for about a month, confessed to police after he was picked up Wednesday night. Some of the interviews were conducted at the scene of the crime, Kelly said.

Kelly said the suspect had not given a reason for attacking Patz and said there was "no reason at this time" to suspect the boy was sexually abused. He said it was "unlikely" Patz's remains would ever be found and that Hernandez told them he put the boy's body in the trash.

Hernandez's lawyer on Friday asked reporters to be respectful of some of Hernandez's relatives assembled at the courthouse, including his wife, daughter and another man, who huddled together on a wooden bench, turning away interview requests for more than an hour.

"It's a tough day. The family is upset. Please give them some space,'' Fishbein said.

His sister, Maria, who did not want her last name used, told NBC 4 New York on?Thursday that her heart ached over the news of her brother's arrest and said she couldn't believe it. She said Hernandez had three children of his own and came from a family of 12 that emigrated from Puerto Rico in 1973.

Mayor Michael Bloomberg said Thursday that the disappearance of Patz "broke the hearts of millions" across the nation, especially parents, and expressed sympathy again for the boy's family.

"I certainly hope that we are one step closer to bringing them some measure of relief," he said.

Manhattan District Attorney Cy Vance had pledged to reopen the decades-old cold case when he took office in 2010.

See a timeline of the case here

The exhaustive search for Patz was renewed several weeks ago when police dug up the basement of a handyman's workshop near where Patz disappeared. A new layer of concrete had been laid over the foundation of the basement shortly after the boy vanished.

That search yielded no new evidence.

A lawyer for the handyman, Othniel Miller, said his client is "relieved by these developments, as he was not involved in any way with Etan Patz's disappearance."

One other man had remained a longtime possible suspect: Jose Ramos, a drifter and onetime boyfriend of Patz's baby sitter. But there was no hard evidence linking Ramos to the crime.

He is in prison in Pennsylvania on a separate case.

The boy's parents, Stan and Julie Patz, were reluctant to move or even change their phone number in case their son tried to reach out. They still live in the same apartment, down the street from the building that was examined in April. They have endured decades of false leads, and a lack of hard evidence.???? ?

Police said the family had been notified of the arrest. See more about that here.

Stan Patz had his son declared legally dead in 2001 so he could sue Ramos, who has never been criminally charged with the boy's death and denies harming the boy. A civil judge in 2004 found Ramos to be responsible for the child's death.

Retirement is Work: #262: Chickens Coming Home...

A friend of mine will soon be dealing with a couple of family health concerns that could very well be simultaneous: her husband?s back surgery and the birth of a grandchild.? Contemplating the impact of these two events, she admitted, ?I don?t know what I would do if I were still working?.

There is no doubt that one of the benefits of retirement is the freedom to support family members as their lives present changes and challenges.? Sometimes the kids or grandkids need help, or a spouse is ill, but more often, it seems the retiree is parenting their own elderly parent. ?I estimate that half the women my age are what I term ?good daughters?, but there are plenty of ?good sons?, too, who (among other things) make numerous visits, even out of town, to keep tabs on Mom or Dad.?

My ?good daughter? days are over, but I have friends who are in the thick of it, and I am filled with admiration for their selflessness.? They don?t think twice about what needs to be done?they just do it and they hang in there as long as they need to.?

I know they are not so crass as to consider that they are setting a wonderful example for their own children.?? But it is true, that while supporting one's elderly parents is the proper, loving thing to do, it may eventually also pay off. ?Because someday?because they they love us and because we may not have screwed up too badly as parents and grandparents -- we hope that our kids will be there for us.? They will have seen us in the role of good sons and daughters, so when the time comes, they will know how it?s done.?

But please, God, not too soon.? ?

Eat the right things. Your food fuels your body, and that is especially important when you are trying to gain muscle. You need to increase your calories so you have enough energy to get through your workouts. Not only that, but you have to eat enough carbs. If you fail to do that, your body will start burning fat and muscle for energy; you don?t want that.

Make sure that you get enough sleep, and the average amount of sleep you should get is about 8 hours each day. This is very important, and needs to go hand in hand with your rest between workouts as well. Rest days and sleep are important because this optimizes your muscles for your next workout.

Eat more. This can seem counter-intuitive, since you do not want to get fat while you are trying to bulk up your muscles. However, the truth is that when you lift weights and do strength training, you expend a lot of energy. Your body needs more energy to function, and where does your body get more energy? That?s right, from the foods you eat. Make sure you don?t abandon carbs, because glucose is the body?s primary source of energy. If you skip the carbs, your body will want to burn fat. If your body fat percentage is low, your body will then try to take energy from your muscles. So eat more and be conscious of what you?re eating.

Consuming a protein shake after working out is very important. The protein shake gives you body the nutrients it needs to be able to rebuild muscle fibers and help your muscles to grow faster and stronger. Protein shakes should have a ratio of 2:1 of carbohydrates to protein in order for them to be as beneficial as possible.

When you first begin building muscle mass, you may benefit from the help of a trainer. A personal trainer can help you learn proper body position and good techniques for building muscle without causing injury. Exercising specific muscle groups requires proper form in order to keep the muscles working and avoid using momentum to move the weights. If you choose to begin your weight training without a personal trainer, make sure to use good posture and control the movements of your body to make your muscles do the work.
